The Haussmann apartment

This is the heart of our craft — and the most demanding building stock in Paris. Mouldings, cornices and ceiling roses to restore rather than remake, point de Hongrie parquet to sand and seal, timber floors to reinforce before any rigid covering, load-bearing stone walls that frame every new layout: the Haussmann apartment has to be earned. Our Trocadéro project — 227 m² returned to residential life after decades of office use — or Le St Georges, 145 m² in the 9th, illustrate this heritage-minded approach: modernising every network without damaging anything of what gives the place its value.

The family apartment to reconfigure

Creating a master suite, opening the kitchen onto the living room, gaining a bedroom without pushing the walls: reconfiguring the volumes is our clients' most frequent request. It involves moving networks, reworking drainage, sometimes touching the structure — precisely where a general contractor makes the difference, carrying design and execution with the same hand. Le Vénitien, 240 m² rethought as a family cocoon over 7 months, is the finest example.

Duplexes, lofts and unusual volumes

Staircases, double-height ceilings, mezzanines, former workshops: unusual volumes offer rare potential, provided acoustics, insulation and light are treated seriously. Our renovation of Le Marquis, a 130 m² duplex in Versailles delivered over 6 months with 12 trades, shows what rigorous project management makes possible on this type of property.

Compact floor plans

A well-designed 90 m² lives larger than a poorly laid-out 120 m². On compact floor plans, everything comes down to custom millwork — full-height wardrobes, integrated storage, kitchens drawn to the millimetre. La Main d'Or, 90 m² in the 11th renovated in 3 months, is our demonstration of the genre.

When to renovate.

The Parisian specifics.

Renovating in Paris means working within an ecosystem we navigate daily: the co-ownership authorisation for any work touching common areas or load-bearing walls — with the general-meeting calendar to anticipate —, regulated noise hours, the logistics of an occupied building (access, lift, protection of the common areas), and in protected districts the opinion of the Architectes des Bâtiments de France. These procedures are part of our scope: we build them into the schedule from the design stage, so that paperwork never becomes the critical path of the project. One contract, one responsibility. Architects, artisans across the sixteen trades, schedule, budget: as a general contractor, we carry the whole — and we answer for it, under €5,000,000 ten-year warranty insurance. You never arbitrate between an architect and a contractor: you have one point of contact, and a key-handover date.

How we work.

Your project follows a clearly marked path, with no grey areas. The initial conversation first: you describe your apartment and your wishes, we reply within 48 hours with a first reading. Then the design: on-site surveys, plans, possible reconfiguration of the volumes, choice of materials, detailed costing item by item — the phase that secures everything else. Comes the single contract: one document, one committed price, one key-handover date. During the works, a dedicated site manager coordinates the trades, keeps you informed at a regular rhythm and decides quickly when the building springs a surprise — with period fabric, it is part of the journey. Finally the handover: meticulous inspection of the finishes, clearing of reservations, keys in hand. Ten years of warranty cover begin that day.

The level of finish as a signature.

What sets a high-end renovation apart is not always visible at first glance: a worktop that runs without a joint, a skirting board that hugs an old wall never perfectly straight, a tile layout thought through from the front door, joinery adjusted to the millimetre. Our teams work noble materials — marble, oak, brass, stone — with the artisans who know how to lay them, and custom millwork (dressing rooms, bookcases, drawn kitchens) turns a renovated apartment into a signed one.
