The bathroom, a signature room.

No other room concentrates so much technique in so few square metres. Behind the marble and the brassware, a successful bathroom is first and foremost flawless waterproofing, drainage laid to the right fall, properly sized ventilation and electrics that comply with the regulated safety zones around water. That is precisely why we approach it as a general contractor: plumber, electrician, tiler, plasterer, joiner and painter intervene in a precise order, under one contract and one responsibility — ours. Our bathrooms are most often born at the heart of a complete apartment renovation, as at Trocadéro (227 m² of Haussmann fabric, sixteen trades) or at Le Vénitien (240 m² rethought as a family cocoon); but the method remains the same when the bathroom is a project in its own right. The same logic applies to the home's other technical room: a kitchen renovation obeys the same rules of coordination.

Waterproofing first

It is the invisible item that makes the difference between a bathroom that lasts for decades and a water-damage claim from the neighbour below. Liquid-applied waterproofing or an under-tile membrane, upstands around the perimeter, careful treatment of the singular points — drain, threshold, corners: in Paris's period building stock, where timber floors move with the seasons, this workmanship tolerates no approximation. Plumbing and networks renewed

Renovating a bathroom without renewing tired networks is laying marble on the provisional. We use the strip-out to bring the supplies and drainage up to standard: removal of any remaining old lead pipework, resized waste runs, accessible isolation valves, manifolds neatly recessed. Moving a bathtub, or creating a shower where there was none, means checking the drainage falls and, at times, working with the building's shared soil stacks — a point we validate at the design stage.

The walk-in shower, without unpleasant surprises

It is the most frequent request — and the one that demands the most rigour. A true level-entry shower requires a recess in the floor or an ultra-low-profile tray, a perfectly set fall, a properly sized channel or drain, and total waterproofing of both floor and walls. In period buildings, where the available depth is counted in millimetres, we study each case: partial recessing, a discreet raised platform, a tile layout designed to guide the water. The result must be as flawless in use as it is to the eye.

Ventilation: comfort that lasts

A bathroom without air renewal degrades fast: persistent condensation, blistering paintwork, blackening joints. We systematically build ventilation into the project — mechanical extract ventilation, a timed or humidity-controlled extractor depending on the apartment's configuration and what the building allows — and we conceal it: ducting in the suspended ceiling, discreet grilles, silent operation. It is one of the sixteen trades we coordinate in-house.

Materials, our signature.

The high end is decided in the materials and in how they are laid. Marble in full-height book-matched slabs, natural stone, terrazzo, zellige or stone-effect porcelain: each material carries its own constraints of weight, layout and treatment — a poorly sealed marble stains, a poorly laid zellige ripples. Our artisans work these materials with the gestures they demand: fine joints aligned from the doorway, vanity tops shaped from a single piece, masonry niches built to the dimensions of the objects they will hold. The brassware — recessed, thermostatic, in brushed brass or bronze finish — is chosen early in the design, because its concealed bodies determine the position of the partitions. And custom millwork does the rest: a double vanity unit drawn to the millimetre, full-height mirror work, invisible storage. Timeline and course of the works.

A bathroom renovated seriously is not delivered in a week — and beware of anyone who promises it. Allow 3 to 6 weeks of works depending on scale: the complete strip-out first, then the reworking of the plumbing and electrical networks, the partitions and linings, the waterproofing — with its incompressible drying times —, the laying of the finishes, the installation of the sanitaryware and brassware, and finally the finishing touches and the silicone. Each stage conditions the next: tiling laid over waterproofing that has not dried is tiling to be redone. Upstream, the design phase fixes the plans, the tile layout and the choice of materials, so that nothing is improvised once the site opens. And because the works deprive the home of an essential room, we organise the site to reduce the disruption: protected circulation routes, a tight programme, daily coordination of the artisans.

A bathroom budget depends on three variables: the condition of the existing networks, the level of the materials, and the complexity of the changes (moving a shower costs more than replacing one). At the scale of an apartment, observed ranges in Paris run from €1,000–1,200/m² for a refresh, €1,800–2,500/m² for a carefully executed complete renovation, and €2,500+/m² and beyond for the high end — the bathroom sitting, per square metre, at the top of these ranges given how much technique it concentrates.
